The Las Letras neighbourhood, in the heart of Madrid, will be home to the capital’s latest luxury project, located just a few metres from the Congress. It is number five on Calle Santa Catalina, a historic building that Dayra Homes will transform into 11 exclusive homes after an investment of 18 million euros.

‘Thanks to the arrival of the Four Seasons and other luxury hotels, this area is becoming the new golden mile of Madrid’s historic centre,’ explains the architect in charge of the project, Moisés García González (Arata Arquitectura), who assures us that this is a ‘building with history and soul’.

Santa Catalina 5 will house eleven unique residences, ranging in size from 100 to 270 m2, all of which are dual-aspect, with cross ventilation and abundant natural light. The homes, ranging from 1 to 4 bedrooms, will feature high-quality finishes, high ceilings, restored original fireplaces, classic mouldings and spacious living rooms. In addition, all bedrooms will have en-suite bathrooms and the layout can be customised by buyers, something exceptional in the luxury new-build segment. Knight Frank, which is responsible for selling the project, points out that so far “it has attracted the attention of domestic buyers.

‘In fact, with the exception of one American buyer, the rest are from Madrid who value the possibility this building offers of living in a safe and quiet environment while enjoying the most traditional side of Madrid’.

With a carefully designed interior by Parisian Oscar Lucien (Maison Numéro 20), “this project does not seek to compete with big brands or respond to a passing trend. It is designed for end buyers who value the history of Madrid, the tranquillity of the Barrio de las Letras and who want to live with style and authenticity,” explain the consultants.

One of the jewels of the project will be the building’s main floor — the second floor — traditionally reserved for the nobility, with higher ceilings and an ideal layout for large homes. Also noteworthy are the duplex penthouses on the fourth and fifth floors, with ceilings up to 5 metres high, something unusual even in high-end new builds in Madrid.

The homes will be priced from 2.25 million euros to over 3.5 million, although there is the possibility of combining two homes to create a single 420 m2 unit that would be priced at six million euros.

The average price per square metre for the project will be £13,400, although some units will reach £16,000, in line with prices in the area, which have reached £18,000.

Dayra will carry out a comprehensive renovation of the building, respecting its protected elements, such as the original staircase, the classic façade and several marble fireplaces, which will be restored and reintegrated into the new homes. The rest of the property will be completely rebuilt from the ground up, allowing for the incorporation of the most modern technical solutions, including a state-of-the-art lift, efficient air conditioning and thermal and acoustic insulation.

Residents will enjoy more than 200 m2 of communal areas, including an indoor swimming pool, sauna, gym, yoga room and a wine cellar with a lounge-library, all designed to promote well-being and privacy, without ‘excessive maintenance costs as is the case in other luxury developments’, they explain.

Located just a few minutes from the Retiro Park, the Art Triangle and hotels such as the Four Seasons and the Palace, Santa Catalina 5 ‘offers the perfect fusion of tradition, contemporary design and quality of life’.
